Find where the water is getting in

Fix the leak at its source. Water comes in through four places, and each needs a different product.

Working in cold weather

CrownCoat, CrownSeal and CrownPrep need 45°F or warmer, and CrownSaver needs 40°F. Cold Weather CrownCoat is the one to use below that. Saver Systems rates it down to -40°F.

Rebuilding a crown

A crown that is loose or crumbling can't be sealed. CrownSaver is a cement repair coating for 1/4" to 2" thick repairs on a sound base, with FormFoil as an underlayment. HomeSaver crown forms are reusable steel forms for casting a new crown. They are sold by the pair, and a full square crown needs 2 pairs.

Smoke chamber repair

The smoke chamber is the area above the fireplace damper. Rough, corbelled walls can be smoothed and insulated by parging them with a refractory mortar.

More detail is in our smoke chamber parging guide.

Frequently asked questions

Is waterproofing a chimney a good idea?

Yes, if you use a breathable product. Water in masonry is the main cause of spalling brick and crumbling mortar. A breathable repellent like ChimneySaver keeps rain out but lets the masonry release moisture.

Can I seal the top of my chimney?

You can seal the crown, the concrete or mortar slab around the flue tile, if it's structurally sound. Don't coat over the flue opening itself. CrownCoat covers about 40 sq ft per gallon in two coats.

How do I seal a roof around a chimney?

Clean the joint with a stiff brush, then embed reinforcement fabric in FlashSeal, starting on the lowest side of the chimney. FlashSeal needs 45°F and rising, plus 12 hours of dry weather.

Why is my roof leaking around my chimney?

The usual suspects are failed flashing where the chimney meets the roof, a cracked crown, or water soaking through the brick. Check the flashing first if the wet spot shows up in the attic or ceiling beside the chimney.

Can I repair a crown in winter?

Yes, with Cold Weather CrownCoat. The surface can't be wet or frost-covered, and the pail must be stored above 32°F or it will cure in the container.
